RealFin Capital’s private lending residential loan program is designed for investors buying properties in need of repairs or need quick cash-out on an investment property. These loans can typically be closed within 10 business days or as quickly as we can get title work and an appraisal.

Commercial Hard Money
RealFin Capital’s private lending Commercial Loan program is designed for investors purchasing or refinancing commercial income producing properties that may not qualify for conventional or bank financing. Commercial properties in need of improvements, low occupancies or in need of repositioning are typical for this loan program.

- Rate -9-13%
- Market – Houston, Austin, San Antonio and Dallas/Fort Worth, Texas
- Fees– 2%-5% of the loan amount
- Loan Amounts – $250K-S5MM
- LTV – Up to 65%
- Term – 1-2 years
- Recourse – Yes
- Amortization – Interest-only
- Fees Upfront – Appraisal fee paid directly to the appraisal company
Investor Rehab Loans
Short term, interest only loans for real estate investors to purchase primarily single family residences or other income producing properties. These are done on a case by case basis. RealFin Capital is most aggressive when funding only the acquisition and not repairs.

Most loans are 3, 6, or 12 months in length and extensions are available under certain circumstances, for possibly up to 24 months. All loans will be interest only. Origination fees will be 1.5–5.0 %. The loan amount is a maximum of 65% loan to value (65% LTV). A mortgagee’s title policy must be purchased at closing. RealFin Capital loans are first lien notes only. - Appraisal and Inspection
RealFin Capital’s appointed appraiser/inspector will inspect the property to determine marketable condition, AS-IS Value, and the After Repaired Value. These appraisals are required to be paid by the borrower in advance of closing.

Other related closing costs as follows:
- If the balance of the purchase price and closing cost is less than 70% of ARV less repairs, then no money will be needed to be brought to closing.

- In most cases, there is no appraisal, survey, or any other fees.
- Fee will be reduced to 1%* if RealFin Capital does the hard money loan for your buyer
- If the balance is less than your purchase price and other acquisition costs, you will need to bring funds to closing for the difference.
